FESG installs EIFS and stucco exterior systems for Sarasota new homes, additions, remodels, multifamily buildings, and qualifying commercial projects. We plan the substrate, wall assembly, openings, reinforcement, architectural details, finish, lower-wall transitions, access, and construction sequence as one coordinated exterior scope.

SARASOTA EXTERIOR SERVICES
A new exterior should be designed as a wall system rather than priced as finish material alone. Sarasota installation work can involve framed walls, masonry, continuous insulation, reinforced EIFS layers, cement stucco, openings, architectural foam details, foundation transitions, and several adjacent trades. We define the assembly and interfaces before the final texture and color are selected.
InstallationNew EIFS wall systems planned from the approved substrate through insulation, reinforced base coat, mesh, acrylic finish, openings, terminations, and architectural details.
EIFS performs as a layered assembly, so we coordinate the installation around the approved substrate, system specification, drainage and water-resistive interfaces, openings, terminations, accessories, insulation, reinforcement, and finish. On new construction and additions, those decisions are made before the finish coat so the exterior is not being improvised one elevation at a time.
RepairNew cement-stucco and compatible finish systems coordinated around the wall substrate, accessories, openings, texture, color, and architectural design.
Traditional stucco installation depends on the construction behind it and the specified wall assembly. We plan the new work around substrate preparation, approved accessories and reinforcement, openings, control and termination locations, cure and finish sequence, and the selected texture so the finished elevation reads as one intentional exterior rather than a collection of unrelated wall areas.
Parging & Foundation FinishesNew lower-wall finishes for exposed block, concrete, foundation walls, and transitions beneath or beside the primary EIFS or stucco system.
The foundation and lower wall should not be treated as an unrelated afterthought. We review the substrate, grade relationship, adjacent cladding, termination height, exposure, and finish intent so parging and lower-wall areas connect cleanly to the main exterior system.

Before & after · Fort Myers
A recent FESG job in Fort Myers. Roof runoff kept this dormer wet, and algae and mold had turned the stucco green and black along the roof line and below the window. It was mostly a repair job: we cleaned the stucco gently, repaired the damaged areas, then renovated the finish so the dormer is one even color again. We see the same algae problem on dormers across Sarasota and handle it the same way.

For builders
Much of our work is new construction for home builders. This is one of the homes we finished for Centennial Homes: EIFS columns, balcony surrounds and wall panels in two colors. Builders bring us in for the parts of the elevation that make the house look custom.

Commercial
A restaurant pad with a drive-thru, anchoring a strip of storefronts. The EIFS and stucco had to look sharp under signage and night lighting, stay consistent from unit to unit, and get done around open businesses and a working drive-thru lane.
For Sarasota plazas, storefronts and offices we plan the work by elevation and tenant, so customers can still get in the door.
SARASOTA INSTALLATION PROJECTS
The best time to solve an EIFS or stucco detail is before the wall is covered. New construction and major additions give the project team a chance to coordinate substrates, openings, transitions, architectural shapes, access, sequencing, and finish intent before crews are forced to work around decisions that were made too late.
For a new Sarasota home, the exterior can be coordinated from substrate through final finish. We review the elevations, openings, wall construction, lower-wall materials, architectural details, texture, and color zones before installation begins.
An addition needs its own complete exterior assembly while still meeting the existing home cleanly. We plan where new work starts and stops, how openings and trim align, and how the new texture and finish should transition into the retained exterior.
New windows, doors, infilled openings, projections, covered entries, and redesigned elevations create exterior wall areas that should be detailed as new construction rather than disguised with repair material after the remodel is complete.
Architectural foam bands, cornices, trim, build-outs, reveals, texture changes, and color breaks work best when their dimensions and termination points are coordinated with the wall system before the primary finish is applied.
Larger residential projects benefit from repeatable details, approved mockups or finish standards, staged elevations, organized access, and a sequence that keeps openings, transitions, and architectural features consistent across multiple units or buildings.
Qualifying Sarasota commercial scopes can combine EIFS, traditional stucco, architectural details, lower-wall materials, and several adjacent exterior trades. Plans, specifications, access, sequencing, and finish control matter as much as the flat wall square footage.
CHOOSE THE SARASOTA EXTERIOR SYSTEM
Sarasota projects can use cement-based stucco over masonry or framed assemblies, EIFS with continuous exterior insulation, or more than one exterior system on the same building. The drawings, approved substrate, energy and design goals, openings, drainage strategy, architectural details, and finish schedule determine which assembly belongs on each elevation.
Traditional stucco uses a cement-based plaster assembly coordinated with the approved substrate, reinforcement and accessories, openings, control and termination details, cure sequence, and final texture or coating. The exact assembly should follow the project documents and applicable code requirements rather than a generic one-size-fits-all recipe.
EIFS combines exterior insulation, reinforced base coat, mesh, acrylic finish, and detailed interfaces at openings and terminations. It offers continuous insulation and substantial design flexibility, but the full system has to be coordinated with the substrate, drainage and water-resistive interfaces, flashing, sealants, and adjacent materials.
NEW BUILD, ADDITION OR EXTERIOR UPGRADE?
On a new building, the wall system, openings, accessories, architectural details, lower-wall transitions, finish schedule, access, and sequencing can be coordinated before installation begins. That gives the cleanest path for a complete EIFS or stucco scope.
New walls need a complete assembly of their own while meeting existing walls in deliberate locations. Elevations, trim lines, opening positions, textures, and finish boundaries should be reviewed before the tie-in is built.
When part of the existing exterior is staying, we identify which substrates, finishes, openings, and architectural elements remain so the new system can terminate correctly and the finished elevation does not depend on improvised transitions.
SARASOTA INSTALLATION ESTIMATE PREP
Installation estimates are more accurate when they start from the building documents. A rendering may show the design intent, but plans, elevations, wall sections, dimensions, and finish information are what define the actual exterior scope.
SARASOTA INSTALLATION COST FACTORS
Flat wall area is only one part of an installation. System type, substrate, insulation, reinforcement, height, openings, architectural details, staging, sequencing with other trades, texture, color zones, and schedule can change the labour and material requirements substantially.
Total exterior area establishes the base quantity, but takeoffs should also separate walls, soffits, returns, projections, and other surfaces when they use different details.
EIFS, cement stucco, masonry, framed construction, continuous insulation, and different specified assemblies require different materials and installation sequences.
Upper stories, balconies, courtyards, lifts, scaffolding, occupied areas, and restricted site access affect staging and production.
Windows, doors, bands, reveals, foam shapes, parapets, transitions, and terminations add detail work beyond flat square footage.
Texture, color changes, mockups, cure requirements, sequencing with adjacent trades, phased buildings, and compressed schedules affect production planning.
SARASOTA INSTALLATION PROJECT TYPES
The same exterior system can be installed on very different projects, but the planning changes with the building. Custom homes emphasize finish and architectural integration; multifamily projects need repeatable details and phased production; commercial and hospitality projects often bring specifications, multiple trades, access plans, and tighter sequencing requirements.
New EIFS or stucco wall systems, exterior additions, large façade changes, architectural bands and reveals, finish coordination, and new-to-existing transitions for Sarasota residential projects.
Repeatable wall details, consistent finish standards, staged elevations, lift or scaffold planning, openings, architectural features, and construction sequencing across multiple units or buildings.
Qualifying exterior installation scopes where plans, specifications, EIFS or stucco system selection, architectural details, weather interfaces, access, and coordination with general contractors and adjacent trades drive the work.
SARASOTA COVERAGE
This page is dedicated to Sarasota installation intent. FESG also reviews qualifying new-construction, addition, multifamily, and commercial scopes in nearby Sarasota County communities based on project size, plans, access, schedule, and serviceability. Repair-only requests should use the Sarasota Repair page so the estimate starts with the correct workflow.
SARASOTA INSTALLATION + PERMIT CONTEXT
The City of Sarasota and Sarasota County operate separate building-permit systems. The City lists residential and commercial new construction and renovation among its building permit types and currently states that the 8th Edition 2023 Florida Building Code applies to applications, with the 9th Edition 2026 Florida Building Code taking effect December 31, 2026. Sarasota County likewise currently lists the 8th Edition 2023 Florida Building Code and provides its own plan-review, inspection, licensing, and online permitting process. Because code editions and permit requirements can change during a long design or construction cycle, we use the project address, permit authority, approved drawings, and application date rather than assuming a Sarasota mailing address follows one universal process.
SARASOTA FAQ
Yes. We review both EIFS and traditional cement-stucco installation scopes. The right assembly depends on the approved substrate, project documents, energy and design goals, openings, drainage strategy, architectural details, and finish intent. We do not treat EIFS and hardcoat stucco as interchangeable systems just because the final texture can look similar.
Yes. New homes, additions, and major remodels are a core installation use case. Send the plans and exterior elevations so we can review wall construction, openings, system type, details, height, access, finish intent, and how any new exterior should meet retained walls.
New construction and renovation work generally runs through the applicable building-permit process. The City of Sarasota and Sarasota County administer separate systems, so the project address matters. The City currently lists the 8th Edition 2023 Florida Building Code and says the 9th Edition 2026 code takes effect December 31, 2026; the code edition and permit requirements should be confirmed for the actual application date and scope.
Send the current architectural plans, exterior elevations, wall sections or substrate information, project address, number of stories, window and door information, architectural details, specified EIFS or stucco system if known, finish schedule or design references, access constraints, and target exterior start date. Those documents are far more useful than a single rendering.
Yes, qualifying architectural foam details can be incorporated into EIFS and stucco scopes. They should be dimensioned and coordinated with openings, wall thickness, finish transitions, and elevation breaks before installation so the details are part of the design rather than additions after the wall is finished.
Texture and color should be coordinated with the elevations, architectural details, adjacent stone or cladding, roof and trim colors, and how the building is broken into finish areas. For larger projects, finish samples or a mockup can help establish the standard before multiple elevations are completed.
There is no reliable Sarasota-wide duration without the plans. Schedule depends on wall area, system type, number of stories, access, openings, architectural details, cure or dry-time requirements, weather, inspections, readiness of preceding trades, and whether the building is phased. We use the construction schedule and actual scope rather than advertising a generic number of days.
Yes, we review qualifying multifamily and commercial installation scopes. Those projects typically need more detailed takeoffs, repeatable details, finish standards, staging, access planning, and coordination with the general contractor, project schedule, openings, waterproofing interfaces, and adjacent exterior trades.
Use the Sarasota Stucco & EIFS Repair page for cracks, impact damage, failed previous patches, EIFS restoration, texture and color matching, or other existing-wall problems. Keeping repair and installation as separate pages lets the estimate start with the right questions instead of forcing both intents into one generic request.
SARASOTA ESTIMATES
The more of the building we can see before the first call, the better. Plans and elevations help us review wall area, substrate, system type, openings, architectural details, access, finish intent, permitting jurisdiction, and construction sequence before we discuss the estimate.
LOCATION
Use the Sarasota service-area map for the general location, then include the exact project address with the drawings. The address helps identify whether the City of Sarasota or Sarasota County is the applicable permit authority and keeps the installation estimate tied to the correct project context.
