SARASOTA EXTERIOR SERVICES
Sarasota repair work is not one generic patch category. A visible crack in hardcoat stucco, a soft EIFS impact area, a failed patch beside a window, and a damaged lower wall can require different removal depths, reinforcement, transition details, and finish strategies. We separate those decisions before pricing the work.
Stucco RepairTargeted repair for cracks, chips, failed patches, and visibly damaged stucco with texture and color blending planned around the existing elevation.
The repair boundary matters as much as the patch material. We review where the damage sits, whether the surrounding stucco is sound, how old repairs have weathered, and whether a localized texture-and-color blend is realistic or a broader finish area should be discussed.
EIFS RepairEIFS repair for impact damage, soft or failed areas, damaged finish, and conditions around openings or transitions where a surface-only patch may not be enough.
EIFS is a layered exterior assembly. When damage extends past the finish coat, the repair may need to address insulation, reinforced base coat, mesh, terminations, and adjacent transitions before the finish is rebuilt. We define the repair around the affected layers rather than automatically covering the visible mark.
Parging & Foundation FinishesRepair and refinishing for exposed block, concrete, foundation transitions, chipped parging, and lower-wall areas affected by impact, splash, landscaping, or previous patching.
Ground-level walls often have different substrates and exposure than the primary façade. We review whether the existing material is bonded, how the lower wall meets the main stucco or EIFS system, and where the repair should terminate before resurfacing or re-parging.

PROJECT PROOF

Before & after · Fort Myers
A recent FESG job in Fort Myers. Roof runoff kept this dormer wet, and algae and mold had turned the stucco green and black along the roof line and below the window. It was mostly a repair job: we cleaned the stucco gently, repaired the damaged areas, then renovated the finish so the dormer is one even color again. We see the same algae problem on dormers across Sarasota and handle it the same way.

For builders
Much of our work is new construction for home builders. This is one of the homes we finished for Centennial Homes: EIFS columns, balcony surrounds and wall panels in two colors. Builders bring us in for the parts of the elevation that make the house look custom.

Commercial
A restaurant pad with a drive-thru, anchoring a strip of storefronts. The EIFS and stucco had to look sharp under signage and night lighting, stay consistent from unit to unit, and get done around open businesses and a working drive-thru lane.
For Sarasota plazas, storefronts and offices we plan the work by elevation and tenant, so customers can still get in the door.
SARASOTA REPAIR CONDITIONS
A durable-looking repair starts with defining what failed and where sound material begins. The same visible symptom can mean a different scope depending on whether the wall is cement stucco or EIFS, whether an opening or penetration is involved, how the area was repaired before, and how visible the completed patch will be in direct Florida light.
We look at crack pattern, width, movement history, surrounding soundness, and previous patch boundaries before deciding whether the work can stay localized. Filling every crack the same way can leave repeat failures or an obvious patch map across the wall.
A damaged EIFS finish can be only the visible layer of the problem. If the area feels soft, has been repaired before, or exposes deeper material, the repair boundary may need to extend through reinforced layers rather than stop at the surface.
Opening changes concentrate several exterior details in one place. Repairs around windows, doors, infilled openings, and remodel work should reconnect to the existing wall cleanly and account for transitions instead of simply feathering finish over the edge.
When staining, repeat cracking, or deterioration sits beside a penetration, roof line, opening, termination, or other transition, we do not assume the finish is the source. The exterior repair scope should follow the actual condition and any separate source-of-intrusion work that is needed.
Repeated conditions across units or elevations are easier to manage when they are grouped by failure type, access, finish standard, and priority. That helps avoid a collection of unrelated patches with inconsistent repair boundaries.
Irrigation splash, landscaping contact, foot traffic, impact, and previous resurfacing can leave lower walls looking very different from upper elevations. We review the block, concrete, parging, and adjacent finish before choosing a new repair edge.
IDENTIFY THE SARASOTA WALL SYSTEM
Sarasota properties can have cement-based stucco over masonry or framed assemblies, EIFS/synthetic stucco, painted stucco, architectural foam details, and mixed exterior systems created by additions or renovations. The system determines what layers may need removal, how the repair is reinforced, and how the finish is rebuilt.
Cement-based stucco repair may involve removing unsound material, rebuilding the repair area, matching the surrounding texture, and blending the finished surface. The correct scope depends on the substrate and how far the damage extends.
EIFS is a layered wall system, so repairs may involve insulation, reinforced base coat, mesh, finish coat, and transitions around openings. A surface-only patch is not always enough when deeper layers are affected.
PATCH, WALL REPAIR OR LARGER RESTORATION?
A contained crack, chip, impact point, or isolated failed area can often stay localized when the material around it is sound and the repair has a practical place to terminate.
If the same area keeps failing, feels soft, exposes deeper EIFS layers, or sits at a transition that has reopened, the investigation should extend beyond the last patch boundary.
A structurally contained patch can still be visually poor if texture, color, sheen, or previous coatings make the repair flash in sunlight. In that case we discuss a broader finish boundary rather than promising an invisible spot patch.
SCOPE + ESTIMATE
One review should answer both questions: how far the repair needs to go and what information affects the estimate. Photos, dimensions, access, wall system, finish condition, openings, and repair history give us a useful starting point without repeating the same pricing discussion in a second section.
SARASOTA STUCCO REPAIR COST FACTORS
Repair cost depends on what layers are affected, access, wall system, removal depth, opening and transition details, finish-matching difficulty, and whether a practical repair boundary exists. We avoid publishing a single per-square-foot patch price that ignores those variables.
A finish-only stucco repair is different from rebuilding EIFS reinforcement, insulation, or a deeper hardcoat area.
Upper stories, balconies, landscaping, occupied areas, lifts, or difficult staging can change setup and production.
Existing texture, paint or acrylic finish, age, fading, and sheen determine how much finish work is needed for a practical blend.
Windows, doors, penetrations, roof interfaces, bands, trim, and terminations require more detailing than flat wall area.
One contained patch and repeated failures across several elevations are planned, mobilized, and finished differently.
SARASOTA REPAIR PROJECT TYPES
The repair method stays tied to the wall system, but project management changes with the property. Existing homes need careful finish transitions; condo and multifamily work benefits from repeatable standards; commercial repairs may need staged access and coordination around occupied areas.

Repeated repair areas organized by elevation, unit, access, system type, and finish standard so the scope can be reviewed consistently instead of patch by patch.

SARASOTA COVERAGE
This page is focused on Sarasota stucco and EIFS repair. FESG also reviews qualifying repair scopes in nearby Sarasota County communities based on location, access, project size, and scheduling. For work outside the Sarasota service area, use the matching local service page when available so the request stays tied to the correct local context.
SARASOTA PERMIT + STORM CONTEXT
The City of Sarasota operates its own Building & Permitting division, while unincorporated Sarasota County uses the County Building Division. Sarasota County states that, beginning July 1, 2026, specific types of work under $7,500 on single-family homes may qualify for a permit exemption only when the stated requirements and documentation are satisfied; it also says permits under $15,000 on an existing single-family residence receive expedited review. That is not a blanket stucco-repair exemption. The City separately reviews building renovation and repair work, and its current hurricane guidance notes that flood-zone projects can face additional substantial-damage or substantial-improvement requirements. We use the project address and actual repair scope to identify which authority should be checked before work starts.
SARASOTA FAQ
Often, yes. A contained crack or damaged area can remain a localized repair when the surrounding material is sound and there is a sensible place to terminate the patch. If the crack repeats, the area is soft, deeper layers are damaged, or a small patch would remain very visible, we may recommend a broader repair or finish boundary instead.
We plan repairs around the existing texture, finish type, color, age, and visibility of the elevation. Texture can often be blended closely, but older coatings and sun exposure can make an exact spot color match unrealistic. We would rather explain that limitation and discuss a wider finish boundary than promise an invisible patch when the existing wall will not support one.
EIFS is a layered system that can include insulation, reinforced base coat, mesh, and acrylic finish, so impact or moisture-related damage may extend deeper than the surface. Traditional cement stucco uses a different assembly and repair sequence. We identify the wall system before choosing the repair method.
It depends on the property jurisdiction and actual scope. The City of Sarasota and Sarasota County operate separate permit systems. Sarasota County says some specific qualifying single-family work under $7,500 may be exempt beginning July 1, 2026 only when its requirements are met, while permits under $15,000 on an existing single-family residence receive expedited review. That should not be treated as a blanket stucco-repair exemption. We use the project address and scope to identify which authority should be checked.
Repeated failure at an opening is a reason to look beyond the previous patch. Windows, doors, penetrations, sealants, and surrounding wall transitions concentrate several details in one location. The repair should follow the actual condition rather than simply cover the same crack again.
Yes, depending on the extent and condition of the wall. Send wide photos, close-ups, the project address, and when the damage appeared. For larger storm-related work or flood-zone properties, permitting and substantial-damage requirements may affect the project scope and should be checked with the applicable authority.
Yes, we review qualifying multifamily and commercial exterior repair scopes as well as residential work. Repeated repairs are usually easier to evaluate when the damaged areas are grouped by elevation, access, wall system, finish standard, and priority.
Send at least one full-wall or full-elevation photo, close-ups of every damaged area, photos that show nearby openings or transitions, approximate dimensions, the number of stories, any prior repair history, and the project address. Those details help determine whether the next step is a localized estimate or a more detailed site review.
SARASOTA ESTIMATES
Send the project address, one wide elevation photo, close-ups of the damage, and approximate dimensions. That is usually enough for us to decide whether the next step is a localized estimate or a site review.
