SIESTA KEY EXTERIOR SERVICES

Stucco & EIFS Services in Siesta Key

Siesta Key repairs are about exposure and timing. Walls facing the Gulf wear fastest, balconies and railings concentrate the problems, and rentals and condos need work scheduled around occupancy. We plan the scope with that in mind.

FESG stucco repair and exterior finish project
STUCCO REPAIR

Stucco Repair & Finish Matching

Crack, impact and storm repairs on Siesta Key homes and buildings, with texture and color blended into the existing wall.

  • Cracks and failed patches
  • Storm and impact damage
  • Texture and color matching

We open the damaged area to sound material, rebuild it, and plan where the finish should stop so the repair doesn't show.

FESG EIFS exterior system project
EIFS

EIFS Repair & Installation

Layer-by-layer EIFS repairs and new EIFS details and walls in Siesta Key, using matching manufacturer systems such as Sto and Dryvit.

  • EIFS layer repair
  • Columns, bands and trim
  • New EIFS systems

EIFS is repaired with the same layers it was built with: foam, mesh, base coat and finish. We use the original manufacturer's materials so the repair performs like the rest of the wall.

FESG foundation parging and lower-wall finish project
PARGING & FOUNDATION FINISHES

Parging & Lower-Wall Repair

Repair and re-parging of block, stem walls and lower walls on Siesta Key homes worn by water, soil and impact.

  • Block and stem walls
  • Splash and flood zones
  • Repair and re-parging

The base of the wall takes water, soil and impact. We repair loose or damaged material and re-parge so the lower wall is protected again.

Before and after: a stucco dormer streaked green and black with algae and mold, then the same dormer repaired and refinished in a clean uniform color

Before & after · Fort Myers

Algae-damaged dormer: stucco repair and renovation

A recent FESG job in Fort Myers. Roof runoff kept this dormer wet, and algae and mold had turned the stucco green and black along the roof line and below the window. It was mostly a repair job: we cleaned the stucco gently, repaired the damaged areas, then renovated the finish so the dormer is one even color again. We see the same algae problem on dormers across Siesta Key and handle it the same way.

For builders

EIFS on new homes for builders like Centennial

Much of our work is new construction for home builders. This is one of the homes we finished for Centennial Homes: EIFS columns, balcony surrounds and wall panels in two colors. Builders bring us in for the parts of the elevation that make the house look custom.

  • EIFS and stucco sequenced around framing, windows, roofing and the builder's closing schedule
  • The same details, reveals and finish standard repeated house after house across a phase
  • One crew lead the site super can call, with clean staging and cleanup on occupied streets
Harvey's restaurant with drive-thru at the end of a retail plaza, with EIFS and stucco storefronts lit at dusk

Commercial

Harvey's drive-thru and retail plaza

A restaurant pad with a drive-thru, anchoring a strip of storefronts. The EIFS and stucco had to look sharp under signage and night lighting, stay consistent from unit to unit, and get done around open businesses and a working drive-thru lane.

For Siesta Key plazas, storefronts and offices we plan the work by elevation and tenant, so customers can still get in the door.

SIESTA KEY REPAIR CONDITIONS

Siesta Key repair conditions on beach-exposed buildings.

Salt air is the common thread. It breaks down finishes, corrodes metal in and around the stucco, and finds every open crack. The repair has to address the cause or it will be back after the next season.

Salt-corroded corners and edges

Rust stains at corners, window edges and the bottom of the wall usually mean the metal accessories inside the stucco are corroding. That section needs to be opened and rebuilt.

Condo balconies and railings

Railing posts, balcony edges and soffits collect water and salt. Cracks and spalling here are common and need careful repair with the association's standards.

Storm and impact damage

Milton made landfall near Siesta Key in October 2024. Impact holes, loose stucco and cracks from that storm still need proper repair on many buildings.

EIFS on mid-rise and resort buildings

Many condo and resort buildings use EIFS. Damage that goes past the finish needs layer-by-layer repair with matching materials.

Faded and chalky finishes

Strong sun and reflected light off the sand and water fade finishes quickly. Refinishing is often the only way to make repairs disappear.

Vacation rentals between bookings

Rental owners need repairs done in short windows. We plan the scope so work can be staged around guests.

IDENTIFY THE SIESTA KEY WALL SYSTEM

Traditional stucco and EIFS look alike from the street but are repaired differently.

Siesta Key has a mix of block homes with cement stucco, frame-built beach homes, and condo and resort buildings with EIFS. We confirm the system before choosing a repair.

Traditional / hardcoat stucco

Cement-based stucco repair may involve removing unsound material, rebuilding the repair area, matching the surrounding texture, and blending the finished surface. The correct scope depends on the substrate and how far the damage extends.

EIFS / synthetic stucco

EIFS is a layered wall system, so repairs may involve insulation, reinforced base coat, mesh, finish coat, and transitions around openings. A surface-only patch is not always enough when deeper layers are affected.

Not sure which system you have? Send a full-wall photo and close-ups of the damage. You don't need to know the system to request an estimate.

LOCAL REPAIR OR LARGER RESTORATION?

Choose the smallest Siesta Key repair that fixes the problem and finishes cleanly.

1

A targeted repair may be enough

Localized cracks, impact damage, holes, or a failed patch can often be approached as a contained repair when the surrounding wall is sound.

2

A larger restoration may make more sense

Widespread cracking, multiple soft areas, recurring failures, or damage spanning several elevations can justify a broader repair plan instead of repeatedly patching isolated spots.

3

New work needs a system-level plan

Additions, new construction, major façade changes, and large replacement areas should be planned as complete wall-system work rather than treated like cosmetic patching.

SCOPE + ESTIMATE

What to send for an estimate in Siesta Key.

Wide photos and close-ups help us tell a simple repair from a larger wall problem before we visit.

  • One photo of the whole wall showing where the damage is
  • Close-ups of each crack, stain, impact spot or loose area
  • Nearby windows, doors, roof lines and lower-wall transitions
  • Rough size of the area and whether it is ground level or upper story
  • The Siesta Key address, so we can confirm the jurisdiction

SIESTA KEY STUCCO REPAIR COST FACTORS

Why two repairs that look similar in a photo can price very differently.

We do not publish a fake one-size-fits-all repair price because access, depth, wall system, matching difficulty, and the condition behind the finish can change the amount of work substantially. These are the factors that usually matter most when we review a Siesta Key repair.

1

Area & depth

A surface crack is different from a repair that extends through several layers.

2

Access & height

Upper stories, tight side yards, landscaping, and staging requirements affect setup.

3

Texture & colour

A visible front elevation may require more careful blending than a hidden utility wall.

4

Existing condition

Soft areas, repeat failures, or unknown previous repairs can change the repair plan.

5

System type

Traditional stucco and EIFS are repaired differently and may involve different materials and steps.

Send photos for a real estimate Photos, dimensions, access, and the wall condition give us a much better starting point than a generic square-foot number.

SIESTA KEY LOCAL CONTEXT

Siesta Key is unincorporated Sarasota County on a barrier island.

Siesta Key is not an incorporated city, so permits generally go through Sarasota County. As a barrier island, much of the key is in coastal and flood zones, and properties seaward of the coastal construction line can have additional requirements. Condo associations usually have their own approval process for exterior work. We confirm the requirements from the address before starting.

County permits, association approvalsSarasota County handles permits, but condo associations and HOAs often need to approve exterior color and scope too.
Coastal construction rulesBeachfront properties can face extra requirements. We check before starting larger exterior work.
Flood-zone storm repairsLarger repairs after storm damage on flood-zone properties may need the full repair value reviewed.

SIESTA KEY FAQ

Siesta Key stucco and EIFS questions.

Do you work with Siesta Key condo associations?

Yes. We can review repair areas across a building, separate urgent repairs from cosmetic work, and plan the scope in phases so it fits the association's budget and schedule.

Why does the stucco on my beach home keep rusting at the corners?

Salt air corrodes the metal corner bead and accessories inside the stucco. Painting over it won't stop it. The corroded section needs to be opened, the metal replaced with suitable material, and the stucco rebuilt.

Can you work around my vacation rental bookings?

We plan scope and staging around the time you have available. Send photos and your open dates so we can tell you what fits.

Who issues permits on Siesta Key?

Siesta Key is unincorporated, so Sarasota County is generally the permitting authority. Beachfront properties may have extra coastal requirements, and associations may need to approve the work.

Do you still repair damage from Hurricane Milton?

Yes. Send photos and the address. Some storm damage shows up later as cracks, stains or loose areas, and we inspect for those too.

Can you repair algae and mold stains on stucco in Siesta Key?

Yes. Green or black streaks on stucco, often on dormers and walls next to rooflines, mean the wall is staying wet. We find the cause (usually roof runoff, gutters or shade), clean the stucco gently instead of pressure washing it, repair any cracked or soft stucco underneath, and refinish so the wall is one even color again.
